skeltonletting is a family run business, you deal with the bosses, Letting to students and occasionally mixed groups of students and workers. We live about 15 miles from York and can be at the houses within 20 minutes depending on the traffic in an emergency, Maintance is normally done by us or we arrange for someone to call for more difficult jobs.

We try to equip our houses the same .

All rooms

Rooms are decorated normally during July in various different colours not Magnolia or white.

Either mains or battery smoke alarms in all rooms.

Low energy bulbs provided for all normal light fittings

Bedrooms

All the bedrooms have Double beds, office chairs and desks, and storage for personal belongings, most of the rooms have storage shelves for study books. mirrors and coat hooks together with notice boards and picture hooks. The majority have under bed storage.

Bathrooms

Most of our houses have two toilets one upstairs and one down, all have over bath electric showers,

Lounge

Sofa with either one or two armchairs, coffee tables ,TV and stand, and other types of shelves

Wire free Internet Netgear modem and a USB pen for each person is provided. Sky, Cable, etc has at some stage been installed in all our houses by the students and have no problem with anyone wanting to re install.

Telephone

The telephones are connected to a BT line although we do not mind who you use for your calls or Internet as long as you do not move the line from BT,

Utlilties

The tenants are responsible for contacting the water board and providing a valid TV license.

The tenants may choose their Gas and Electricity provider

Students are exempt for council tax, on line forms need to be completed

Kitchen

Cooker, Fridge, Freezer, Microwave, Kettle, Toaster, Pots, pans,crockery, kitchen utensils,

steps, ironing board, fire blanket and extinguisher. Fire door fitted to doors leading to the main house.

Outside Sheds or Garage

Lockable bike sheds or garage is provided at all our houses.

Off street parking is provided at all our houses

Garden

All the gardening and garden maintenance is done by us as needed

plastic table and chairs for garden use provide

Tenancy

An assured short hold tenancy from 30th June to 29th June on a 12 month contract.

Deposit

A deposit of £250.00 per person is collected when the tenancy is signed in either cheque or cash, and secured by “mydeposit scheme”, the normal policy is to return either via bank transfer or cheque within days of leaving the house.( not cash)

Credit Checks

We do not carry out credit checks on any of our tenants or guarantors unless there is a problem, but on the guarantor form it states that we can credit check the guarantor if we wish.

Guarantor

We ask all students to get a parent or relative to sign a guarantor form before the tenancy is signed although we do accept emailed forms, they must be backed up with hard copies in the post. A guarantor is someone who provides a legal guarantee as to the credit worthiness of a particular person. In terms of letting, it means someone who agrees to pay for any rent arrears (or damages arising from any other breach of tenancy) incurred by the tenant. Why do we want a Guarantor? Should the tenant fail in their obligations [rent damage etc) a third party may be held liable for any loss, which the landlord incurs and legal costs can be recovered. Should a tenant refuse to communicate – you have a prospective ally who has a vested interest in assisting you. Where a problem arises the guarantor must be kept informed – and they may assist in the resolution to minimise their exposure.                                                            Who can be a guarantor? Anyone over the age of 18 who is willing to vouch for the tenant If the Guarantor consists of more than one person, the Guarantors under this deed may be enforced against all such persons jointly and against each individually. The Guarantor acknowledges that he / she has been informed of their rights to take legal advice on the effects of signing this deed. The Guarantor may request a draft copy of the proposed tenancy from the landlord before signing the Guarantor form

Getting the tenancy

As we only see perspective tenants for between 10 and 20 minutes when we show them round the house we cannot decide on a the differences between the groups, we will either give the group on viewing the house a guarantor form or details of how to down load one off our web site and it is the first group to return a completed form for each member of the group will be offered the house then signing will take place and deposit collected at a convient time asap

Rent

Rent is collected Quarterly in 4 equal payments in June before the tenancy starts then in October, January and April and is due as soon as student loans come through.

Each student is asked to pay a penny different to identify the payee when it enters our bank. This can be paid by cheque or direct transfer.

Remaining in the house for a second Year

Many tenants remain for a second year. We give all good tenants the first option to stay on and do not ask for a second deposit.

Certificates

We are members of YRLA and YORK.RLA both landlord groups in York linked to national groups.

Gas, Electric, and fire extinguisher certificates are renewed as needed. Cavity wall and loft insulation certificates up to today standard . All deposits are registered with mydeposits- goverment based scheme.

Energy efficiency certificates have been done on all houses.

All furnishings in the house comply with regulations.

To the best of our knowledge all our houses comply with the York University code for student houses.
